The Minister of the Federal Capital Territory, Nyesom Wike, has granted a 14-day extension to property owners in Abuja who have yet to comply with land use regulations.
This extension allows the affected owners to pay a ₦5 million penalty and all other related charges.
This crucial information was disclosed in a statement issued in Abuja on Sunday by Lere Olayinka, the Senior Special Assistant on Public Communications and Social Media to the Minister.
The new grace period, which commences on Tuesday, November 11, 2025, covers properties situated in the Asokoro, Maitama, Garki, and Wuse districts of the capital city.
Olayinka explained that this decision was made following the expiration of the initial 30-day deadline given to property owners to regularise their land use. He issued a stern warning that those who fail to comply within this new, final 14-day period would face enforcement action by the FCT Administration.
According to the statement, the extension aims to encourage voluntary compliance before the commencement of enforcement.
It noted that the FCT Administration had previously issued public notices on September 8, 9, and 10, 2025, informing property owners about the reviewed land use and purpose clauses. The earlier 30-day payment period for the ₦5 million penalty and other applicable fees has now expired.
The statement added that the minister has approved a final 14-day grace period, effective from November 11, 2025, for affected property owners to comply with land use change or conversion requirements.
The statement recalled that on September 8 and 9, 2025, the FCT Administration approved a review of land use clauses for properties on 15 streets within the Federal Capital City.
Property owners who had changed the use of their land without approval were previously directed to pay a ₦5 million violation fee and other charges within 30 days from September 10, 2025.
The specific affected properties are located on Gana Street and Usuma Street in Maitama; Yakubu Gowon Crescent in Asokoro; Aminu Kano Crescent and Adetokunbo Ademola Crescent in Wuse II; Ladoke Akintola Boulevard, Gimbiya Street, and Onitsha Street in Garki II; and Ogbomosho Street, Lafia Close, Yola Street, Abriba Close, Danbatta Street, Ringim Close, and Ilorin Street in Garki I.
Affected owners were advised to visit the Department of Land Administration with their original title documents and valid identification to obtain approval letters reflecting the new land use and applicable fees.
As part of the regularisation process, Wike also approved the issuance of new Statutory Rights of Occupancy and Certificates of Occupancy for compliant owners.
These updated documents will reflect the revised land use and will be valid for a new 99-year term. The FCT Administration clarified that this opportunity does not apply to lands or properties previously revoked due to non-development or failure to pay ground rent.
